Bayshore Properties, the leading South Tampa rental property company, has a few policies if you are interested in renting one of our South Tampa rentals. These policies are in place to protect our apartments for rent for many years to come::
Pets
- No puppies, birds, ferrets, hamsters, guinea pigs, iguanas, snakes,
large aquariums, etc. will be allowed. Certain breeds of
dogs, and indoor cats only will be permitted on the grounds
provided that the dogs are safe and house broken and cats that are
de-clawed and fixed. There is a $250 pet deposit per
pet. No more than two pets will be permitted.
No Redecorating or Renovating
- Painting is not permitted. This includes but is not
limited to cabinets, walls, trim and stenciling.
- Removing
or changing fixtures is not permitted. This includes but is not
limited to bathroom and kitchen fixtures, light fixtures and fans.
Trash Removal
- Each unit will be responsible for their own trash. All trash will
be bagged and tied before placing in receptacle.
Air Conditioner
- Tenant is responsible for cleaning air conditioning filters once
a month. Tenants with central air conditioning must have filters
replaced at least once a month (they cannot be cleaned).
Loss of Power or Hot Water
- In the event that you have overloaded an electrical outlet or circuit,
you may experience a loss of power or water in your unit. If this
happens, please locate your breaker box and find the breaker that
has tripped/”OFF” and flip it back to the “ON” position. If this
is a recurring problem, please contact the office so that we can
have an electrician investigate the situation.
NOTE: The biggest surge of electricity is caused from hair dryers
and microwaves.
Hardwood Floors
- Dirt acts like sandpaper on a wood finish, so place
floor mats by all exterior doors. To prevent dulling
and discoloration, shield floors from direct sunlight and periodically
reposition rug areas.
- Care for your floors by using a damp
mop with a solution of ½ cup white vinegar to 1 gallon water. Please DO
NOT use Murphy’s soap or other commercial
products.
- Please protect the floors by placing fabric-faced glides,
felt contacts or non-marking rubber casters on furniture legs (i.e.
beds, chairs, tables, etc.)
General
- No personal items or trash (cigarette butts, bottles,
cups, etc.) may be left in the common areas at anytime.
- No noise, music or other sounds shall be permitted at
any time in such a manner as to disturb your neighbors.
- No beer
kegs permitted inside property.
- No congregating in the common areas
(i.e. halls, stairwells, porches, patios, courtyards, etc.) between
the hours of 9:00 p.m. and 9:00 a.m. Sunday through Thursday and
10:00 p.m. to 10:00 a.m. Friday and Saturday. We expect all tenants
to be courteous of their neighbors and of the property at all times.
- No awnings or other projections, including air conditioners,
television or radio antennas or wiring shall be attached by tenant
to or extended from the outside of the apartment.
- No flower
pots, bikes, lawn chairs, decorations, or garbage on front porch
or in front of property.
- You shall report any dripping/leaking
faucets, running toilets and slow draining sinks (do not use Drano
or similar products) to the office as soon as detected. If the office
is not notified and the plumbing problem continues to damage the
unit you will be held responsible for unnecessary damage.
- You shall not alter any lock or install a lock, knocker or other
attachment without Management’s prior written consent.
- Spikes,
adhesives, screws, hooks, nails or the like are allowed to be used
on the walls of the apartment as long as they are not excessive in
weight or amount.
- All burned out light bulbs need to be
replaced upon vacating the unit.
- Please contact the office
as soon as possible if you notice that a common area light is out.
- No water filled furniture is permitted.
- No permanent furniture
or debris in grassy areas (front or back due to lawn care).
- Tenants with pets must pick up after pets at least one day per
week (the day before scheduled lawn care).
- All motor vehicles
must be currently licensed and in good operating condition and must
be parked only in the spaces provided for parking. No motor vehicles
shall be parked in front of dumpsters, on the grass, or blocking
other vehicles, driveways, roadways, entrances or exits to the property.
Any violations of the rules shall subject the motor vehicle to be
towed without notice at the owner’s expense. BayshoreProperties.com
shall not be liable for any damages due to towing.
